1.2 References to “Planna”, “we”, “us” or “our” mean PLANNA LIMITED. References to “you” or “your” mean any person who accesses or uses the Guide.

2. About the Neighbourhood Guide

2.1 The Guide provides informational insights about neighbourhoods across the UK, including but not limited to amenities, transport, schools, healthcare, crime, environment, property trends, and local services.

2.2 The Guide uses a combination of:

  • AI-generated content,
  • Planna’s proprietary datasets and algorithms, and
  • third-party data sources, such as OpenStreetMap, UK Government open data, Ordnance Survey-derived data, Police data, local authority datasets, transport operators, ESG/environmental datasets, and other publicly available or licensed data.

2.3 The Guide is intended to assist your understanding of an area. It is not a substitute for your own research, professional due diligence, or on-the-ground assessment.


3. Eligibility

3.1 You must be at least 18 and a UK resident to use the Guide.


4. Availability

4.1 We aim to keep the Guide available and up to date but do not guarantee that it will always be accessible, uninterrupted, accurate, or error-free.

4.2 Coverage varies by location. Some neighbourhoods may have partial or no data across one or more categories.


5. Data Sources and AI Outputs

5.1 The Guide relies on multiple external datasets we do not control. These may contain:

  • inaccuracies,
  • delays,
  • omissions,
  • incomplete records, or
  • outdated information.

5.2 AI-generated summaries and insights may be incorrect, imprecise, outdated, incomplete, or misleading—even where accompanied by confidence ranges or contextual explanations.

5.3 You acknowledge and agree that:

  • AI interpretation is inherently probabilistic,
  • insights are based on best-available but not guaranteed data,
  • information about nearby neighbourhoods may be used where local data is missing,
  • outputs may not reflect the actual situation on the ground.

5.4 The Guide does not represent a factual statement or guarantee about the quality, safety, suitability, or characteristics of any area.


6. Third-Party Data and Attribution

6.1 The Guide includes or derives data from third parties, including but not limited to:

  • OpenStreetMap contributors,
  • Ordnance Survey open data,
  • UK Government and local authority datasets,
  • Police.uk crime data,
  • transport and infrastructure datasets,
  • other licensed and open sources.

6.2 We make no guarantee as to the accuracy, completeness, or reliability of any third-party data.

6.3 Third-party data remains the intellectual property of the respective owners. You may not extract, scrape, or reproduce that data without permission, unless permitted by the source licence.


7. No Professional Advice

7.1 Nothing in the Guide constitutes or should be interpreted as:

  • financial advice,
  • mortgage or lending guidance,
  • legal or planning advice,
  • insurance underwriting guidance,
  • surveying or structural assessment,
  • safety assessments,
  • a recommendation to buy, sell, rent, invest, or take any action.

8. Limitations of Accuracy

8.1 The Guide may show approximations, estimates, modelled values, inferred insights, or aggregated data.

8.2 Where a neighbourhood has no data for a category, the Guide may:
(a) display general commentary only,
(b) indicate the absence of data, or
(c) reference similar or nearby neighbourhoods where information exists.

This is not a guarantee that those areas provide specific services.

8.3 Scores, labels, rankings, or badges (e.g., “high access”, “low crime”, “good amenities”) are heuristic indicators based on available data, not verified measures of real-world conditions.


9. Your Responsibilities

9.1 You must carry out your own research and verify all information before making any property, financial, or lifestyle decision.

9.2 You acknowledge that Planna content is for general informational purposes only.


10. Intellectual Property

10.1 All proprietary content, models, scores, insights, and analysis within the Guide are owned or licensed by Planna.

10.2 You may use the Guide for personal, non-commercial use only.

10.3 You must not:

  • copy, export, resell, distribute, or publish Guide content;
  • scrape, harvest, or extract datasets;
  • use the Guide to train or develop AI models;
  • reverse engineer any analysis, scoring, or methodology.

11. Liability

11.1 To the maximum extent permitted by law, we exclude all warranties, conditions, representations, and guarantees regarding the Guide.

11.2 We are not liable for:
(a) inaccuracies or omissions in AI-generated outputs;
(b) errors originating from third-party data;
(c) reliance placed on Guide content;
(d) indirect, incidental, consequential, punitive, or special damages;
(e) loss arising from property, financial, investment, or lifestyle decisions influenced by the Guide;
(f) inability to access or use the Guide.

11.3 Nothing in these terms limits liability for fraud or death/personal injury caused by negligence.
